How much does a renovation cost in Lima?

What does one specific job cost?

A good share of our real work is small: a dozen hinges, a fridge water line, a deck that needs sanding. Two of our 2026 quotes came to S/ 630 and S/ 2,640 before IGV, so this is genuinely the size of job we take.

Kitchens spread wider than bathrooms because cabinetry is made to measure and a gas point has to be coordinated with a licensed installer, which is quoted as its own line.
03What is S/ and how does it relate to my currency?
S/ is the Peruvian sol, the local currency. Every figure on this page is quoted in soles because that is what your quote, your invoice and your contract will be in. We deliberately do not publish a conversion to dollars or euros: the rate moves, a published conversion goes stale within weeks, and a stale number on a price page is worse than no number. Check the live rate when you read this.
04Do other builders in Lima publish their prices?
Some do, and it is worth knowing exactly what they publish. You will find market ranges per square metre, figures like S/ 600 to S/ 1,500 per m² for a remodel, and those are genuinely useful for sizing a project. But read how they are presented: estimated, approximate, may vary by city. A published range is an estimate of what work like yours might cost. Every figure on this page is different in kind. It is a price we charged on a real job in 2026, taken off the quote we issued, and each one names the quote it came from. That is the distinction worth caring about as a foreign owner, because an estimate cannot be checked and an issued quote can. It is also why our list is short: twelve line items, not a whole price book. We only publish what we have actually billed.
05Do I need to speak Spanish to work with you?
No. If you do not speak Spanish we put an English speaker on your job, quoted as its own line so you can see what it costs. Your quote, the scope, any changes and the warranty all come to you in English, in writing. The tradespeople work in Spanish on site and we will never claim otherwise. You are never expected to run a site conversation in Spanish.
06Can you manage work while I am not in Peru?
Yes, and it is one of the main reasons owners come to us. You get an assigned technician, photographs at every milestone sent to your WhatsApp, and written approval before anything outside the agreed scope goes ahead. For ongoing upkeep of a rental or a second home, maintenance plans start at S/ 119 a month with no lock-in.
