Drawings and coordination
Architecture, services and specialist trades reviewed against each other before work starts.
We deliver offices and retail units in Lima end to end: one contract, a milestone schedule and a fixed price agreed before anything starts. Your business keeps running while we build. If your team does not work in Spanish, we put an English speaker on your project, from the site survey through to the final walk.
From drawings to final handover. Eight work fronts under one project management, on one schedule, with one person for your company to deal with.

Final testing, snagging cleared, a signed handover record and a written warranty.
The terms of the service in one table. What your procurement team needs to check before asking for the proposal.
Yes. We schedule night and weekend shifts when the office or the shop has to keep trading. Anything noisy, dusty or with fumes is carried out outside your operating hours, and the space is protected and cleaned before you reopen.
Yes, we issue an electronic invoice as ADN Construcción. The price is presented line by line and the payment terms are set out in the contract before work starts.
Yes. We prepare the technical file for the project and handle the permits and approvals the works require, including the building management where that applies.
Drawings if you have them, or the approximate floor area, the district, and the date you need the space operational. With that we arrange a site visit and issue a fixed proposal.
Yes. We put an English speaker on the project. They attend the site survey where the scope is agreed and the final walk where it is signed off, and the proposal, the schedule, variations, progress reports and handover documents are issued in English. Our tradespeople work in Spanish on site, so where you have a local project manager or building management involved, we deal with them in Spanish and keep your side in English. The English speaker is a real assignment and it is quoted as its own line, so you can see what it costs before you sign.
We reply on WhatsApp during office hours, Monday to Saturday. Write in English, we answer in English. If you take the job on, we put an English speaker on it.
