How we keep you from being overcharged
The complaint we hear most from foreign owners in Lima is not bad work. It is a price that arrived as a single number, changed halfway through, and could never be checked. Here is how we take that off the table.
An itemized quote, not a number
Every quote is broken into line items with materials, labor and quantities. If you want to compare it against another builder, or against what you would pay at home, you can do it line by line.
The price only moves if the scope moves
Extra cost happens when you ask for something new, or when we open a wall and find a real problem. Either way you get it in writing and approve it before we continue. Never as a surprise on the final invoice.
Photos of the parts that get covered up
Wiring, pipework, waterproofing and structure are photographed before they disappear behind a wall or under a floor. You keep that record, and so do we.
A written warranty at handover
You receive a written warranty when we hand the work over. If something we did fails within that period, we come back and fix it. That is the whole point of hiring a company instead of a crew.
If you do not speak Spanish, the English speaker we put on your job is a line on that same quote, priced like every other line, so you can see exactly what it costs before you agree to anything. It costs more and we would rather say so than hide it in a rate you cannot check. We are based in Miraflores, a short drive from Barranco, and we work across Lima. Site visits are free and there is no obligation to hire us after one.

01Do I have to speak Spanish to work with you?
No. If you do not speak Spanish, we put an English speaker on your job. They walk the property with you on the site visit, they are there at handover, and the itemized quote, the scope, any change and the warranty come to you in English, in writing. While the work runs you get progress photos and written updates in English, and you can call at any time and we handle it live. Our tradespeople work in Spanish on site and we will never claim otherwise. It costs more, so it is quoted as its own line and you can see exactly what it costs.
02My house is in the Barranco monumental zone. What does that mean for my project?
Part of Barranco is a designated monumental zone, which mainly affects facades and anything visible from the street. We split your project in two: interior work, which normally moves ahead, and anything touching the facade or protected elements, which has to be checked with the Municipality of Barranco before it is touched. We tell you which side each line of your quote falls on. We do not file permits on your behalf and we will not promise you municipal timelines, because those are not ours to control.
03I do not live in Peru. How do we manage the work remotely?
Everything runs over WhatsApp. Your English speaker can walk the site visit with whoever holds the keys, your building administrator, the doorman or someone you trust, and send you the scope in English before anything starts. You send photos or a video of the space, we send back an itemized written quote, you get progress photos as the work happens, including the parts that get covered up, and a summary of what was done at handover. If the apartment is on short term rental we schedule the work in the gap between bookings so you do not lose nights.
